What is the process?

Once we have arranged a free site survey someone will come to the property and assess access and the ground where the garden room will be installed. We will also be able to offer advice on where to put your garden room to get the most from your new space. 

We can then either book you in for a visit to our show garden room or run through all the options with you such as flooring colour, electrical fittings, doors and windows (style and colour), external finish etc. We can then provide you with an install date and ask for your deposit (if applicable).   

The initial install takes place over 3-5 days depending upon size. The plaster is then left to dry over the weekend and the remaining works are usually completed on the following Monday / Tuesday. This includes the painting, flooring and skirting. 

Will I need building regs for my garden room? 

Building regs are not required for class 6 (small, detached buildings) providing they are not used for living accommodation and either 

• Under 15 sqm (if being placed within a metre of a boundary), or  
• 15 sqm to 30 sqm if being placed at least a metre from a boundary (or made substantially from non-combustible materials) 

Example: 

A 5m x 5m (25 sqm) garden room would have to be placed 1 metre from the boundary or made substantially from non-combustible materials.  

A 3m x 4m (12 sqm) garden room can be placed closer to the boundary (however we advise leaving 40cm for access) 

We can provide quotes for upgraded materials to comply with the requirement to place a garden room above 15 sqm within a metre of a boundary. Electrical certificates are required by law and are provided as standard 

Will I need planning permission for my garden room? 

Most garden rooms falls within permitted development rights and do not require planning permission providing they are:  

• Not installed at the front of the property 
• Including any additional outbuildings/extensions, do not exceed 50% of the total curtilage (side/front/rear garden) 
• Not used as self contained living accommodation 
• Maximum height of 2.5m (we build to this as standard) 
• Further restrictions apply to designated land and listed buildings.  

What are the payment options / details 

If you are paying for your garden room up front, all we require is a 10% deposit to secure your start date. We then ask for a further 40% no later than 48 hours prior to the install date and the remaining 50% upon completion. 

If you are applying for finance, no deposit is required. Our typical APR is 14.9%. Once approved we will provide you with an install date and full payment is made to us upon completion.
